Frequently Asked Questions

Transparent answers to the questions landowners ask us most. If yours isn't here, we're happy to help directly.

Is there a fee to request an offer?
No. Submitting your property information is completely free, and receiving an offer places you under no obligation.
Am I obligated to accept the offer?
Never. Our offer is presented for your consideration. You're free to decline, take time to think it over, or walk away — there's no pressure and no penalty for declining.
How is the property evaluated?
We review factors such as location, access, zoning, topography, utilities, comparable sales, property taxes, title information, environmental considerations, and current market conditions. Each property is reviewed individually.
How quickly can a sale close?
The timeline varies depending on the property and title circumstances. We don't promise a fixed closing date. If we move forward, we work with your schedule and coordinate with a title professional to complete the process.
Do I need to clean or improve the property?
No. You don't need to clear, clean, repair, or improve the land before reaching out. We review the property as it currently is.
What if I inherited the land?
We frequently work with landowners who have inherited property. Share what you know about the land, and we'll review it. If there are title or ownership questions, we can discuss what information may be needed.
What if there are unpaid property taxes?
Unpaid taxes don't automatically disqualify a property. Let us know about any known liens or back taxes when you submit, and we'll factor that into our review. Every situation is handled individually.
What if I do not know the parcel number?
That's completely fine. The parcel number is optional on our form. Share whatever details you have — such as the address, county, or a description of the location — and we can help identify the parcel during our review.
Do you buy land in every state?
We focus on specific service areas: [INFORMATION NEEDED: STATES OR AREAS SERVED]. If your property falls outside those regions, you're still welcome to submit it and we'll let you know whether it's something we can consider.
Will you buy every property submitted?
No. Not every property will qualify for an offer. We review each submission individually, and offers depend on due diligence and property-specific conditions. We'll be straightforward with you either way.
Are you a real estate brokerage?
No. We are a prospective buyer, not a real estate brokerage. We do not act as your agent or fiduciary, and we do not represent you in a sale. You're welcome to consult your own attorney, tax professional, or real estate professional.
Who pays the closing costs?
Closing cost arrangements are discussed as part of the offer presentation. We'll be transparent about what is covered so you understand the full picture before deciding.
Can I speak with someone before submitting the form?
Yes. You're welcome to call or email us with questions before sharing any property details. We're happy to explain the process and answer what we can.
How will you contact me?
We'll use your preferred contact method — phone, email, or text message. If you'd like to receive text messages, you can opt in using the consent options on the form. Text messaging is never required to submit your property.
How do I stop receiving text messages?
Reply STOP to any message from us to opt out. We may send one final confirmation message, and then you won't receive further SMS messages from that program unless you opt in again. For help, reply HELP or contact us directly.
